Lake Stevens is growing faster and faster every day. I can’t tell you how many times I travel up and down Highway nine only to see new development, new businesses, storage facilities, or any other new construction.
Lake Stevens is named for the lake that it surrounds located just 8 miles east of Everett and borders the city of Marysville and Snohomish. It’s been one of the fastest-growing cities in Snohomish County and was originally centered at the northeast corner of the lake but has since annexed the areas around the lake and developed into a suburban commuter town with a population of over 35,000.
Lake Stevens has hundreds of pockets of new construction, especially homes in developments close to Marysville and Snohomish. It stretching out in all directions except for across Highway two. It makes an easy commute route to Everett and Interstate 5 so it’s an extremely popular place for businesses and residents alike.
Because Lake Stevens is growing so fast there are a variety of commercial opportunities but also, city taxes, permits, and the land is increasing in price dramatically. Many residential areas are turning into commercial properties and several apartment buildings are turning into condominiums. Approximately 67% of Lake Stevens homes are owned and about 26% are rented while just under 7% is currently vacant. Most real estate listings include condominiums, townhouses, dozens of duplexes and single-family properties.
One of the nice things about Lake Stevens is its diverse location. You have the main street down by Jay’s market and the fabulous Francisco’s Kitchen, and then you have those by Frontier Village including the new T.J. Maxx, Ulta beauty, shops, restaurants, and several grocery stores. You also have a commercial hub down by Tom Some and Burger King on the east end of 20th St. and Trestle Station, also on 20th closer to the trestle. Because there are so many different areas you can really find the commercial property that you’re looking for a pretty decent price.

My Favorite Things About Lake Stevens
As I said above, Lake Stevens is in a great location making it ideal for commercial opportunities and businesses. Although the downtown area is technically on the east side of the lake, the portion of Lake Stevens at the intersection of Highway 9 and Highway 204 is probably one of the busiest and most commercialized areas of Lake Stevens. This is great because people from Marysville can head this way for target, Ultra Beauty Supply, T.J. Maxx, and Safeway as well as lots of fast food places in great restaurants. Plus, people from the South Lake Stevens and those in downtown Everett are no more than five minutes to this location called frontier Village. This location can split off and about eight different directions, both directions heading north or south around the lake, a huge residential area west of Highway 9, and lots of other traffic routes if Highway 9 is backed up.
Because this is such a popular place, Highway 9 does get backed up around rush-hour time. It’s an alternate route to Interstate 5 heading north into Arlington and Marysville but commuters drop off on sidestreets all along the way because of its heavy popularity.
Another popular spot is 20th St., Southeast. It connects from the trestle from Everett and runs east and west across Highway 9 out to the Machias Cut-Off Road along the southern border of the lake. There are several grocery stores and shops, gas stations, restaurants, and fast food outlets making it an ideal location for those in southern Lake Stevens. Also down this area is the border to Snohomish. The intersection of Highway 9 and Highway 2 intersect just a little bit south of downtown Lake Stevens taking people on across Stevens Pass or West to Everett and Interstate 5.
One of Lake Stevens’s newest retail outlets is on the corner of Vernon Road and Highway 9. There are several new businesses including Cricket, Ideal Wellness, IHOP, Indigo, Wendy’s, Bank of America, Modern Dentistry, Reaction Physical Therapy, and my favorite, the Rustic Cork Wine Bar. This area surrounded by residential communities making it ideal for folks to walk home from their favorite night out or grab something quick to eat on their way home. There are still spots available in this outlet mall perfect for just about any type of business or industry. Call me if you’d like to know more about this area.
